In the high-stakes world of real estate, there are good deals, bad deals, and then there’s the legendary tale of André-François Raffray.

In 1965, the 47-year-old French lawyer thought he had struck the bargain of a lifetime. He stumbled upon a gorgeous four-room, second-floor apartment on Rue Gambetta in the idyllic town of Arles, France. The owner? A 90-year-old widow named Jeanne Calment who had no living heirs.

Raffray proposed a common French real estate arrangement known as a viager. The premise is basically a morbid gamble: the buyer pays the elderly owner a monthly stipend for the rest of their life. The owner gets to live in the home until they die, at which point the buyer inherits the property outright.

The math seemed like a no-brainer. Raffray agreed to pay Jeanne 2,500 francs (about $500) every single month. Being half her age, he figured he’d only be paying for a few short years before taking full ownership of a prime piece of real estate at a massive discount.

But Raffray had vastly underestimated his opponent. Jeanne Calment wasn’t your average 90-year-old.

The Woman Who Outlived Time Itself

Born in 1875, Jeanne was a living, breathing time capsule. As a 14-year-old girl working in her father’s fabric shop, she actually met Vincent van Gogh, who came in to buy canvases and colored pencils. (She famously remembered him as being “dirty, badly dressed, and disagreeable.”)

But her historical encounters were just the tip of the iceberg. Jeanne possessed a supernatural vitality. She took up fencing at age 85. She rode her bicycle until she was 100. She smoked two cigarettes a day until she was 117. And at the ripe old age of 121, she even recorded a hip-hop CD called Time’s Mistress.

The years rolled on. The 1960s turned into the 1970s, then the 80s, and then the 90s. And every single month, Raffray dutifully wrote a check for 2,500 francs.

Jeanne stayed in her beloved apartment until she was 110 before moving into a nursing home, but under the iron-clad viager contract, Raffray still didn’t have the right to move in or stop paying. Legend has it that every year on her birthday, Jeanne would send the lawyer a card in her uniquely sharp wit, apologizing for living so long but wishing him good health.

A Christmas Day Twist

In December 1995, thirty years after he signed the “deal of a lifetime,” André-François Raffray passed away from cancer on Christmas Day. He was 77 years old. He had never spent a single night in the apartment.

But the nightmare for his estate was just beginning. Because of how French viager contracts work, the financial obligation didn’t die with Raffray. His grieving widow was legally bound to keep sending the world’s most resilient woman her monthly 2,500 francs.

Jeanne Calment finally passed away in 1997. She was 122 years and 164 days old—cementing her place in the Guinness Book of World Records as the longest verified human lifespan in history.

By the time the contract finally ended, Raffray and his family had paid out approximately $184,000 to Jeanne. That was more than double what the apartment was actually worth.

Sharp-witted to the very end, Jeanne Calment was once asked about the infamous financial arrangement that had cost her lawyer a fortune. She summed up the 30-year saga with one of history’s greatest punchlines:

“In life, one sometimes makes bad deals.”
